The Nature Workshop and Islands in Africa have
been monitoring trends within the tourism industry for some time now and
have developed an ‘Investment & Leisure Company’ based on a portfolio of
luxury lodges and boutique hotels across the Southern African region.
This model has already been tried and tested by both Islands in Africa
and The Nature Workshop at various lodges across Southern Africa.
Luxury lodges and boutique hotels across
Southern Africa typically have occupancy levels ranging from 25% - 70%
on average with very few lodges actually operating above this level.
Many of these establishments were developed in the mid to late 1990’s
and 2000’s with many of the owners now looking for a way to realise some
value from their investment and to increase occupancy levels. As a
result Tortilis Africa Investments is pursuing the purchase of a
combination of equity and or bed-nights in various luxury establishments
across Southern Africa.
Essentially Tortilis Africa is made up of
Investors investing into Tortilis Africa Investments or alternatively
Members purchasing a membership through Tortils Africa Leisure. |

Tortilis Africa Leisure has access to approximately 30% of the bednights
at each of the lodges within the Tortilis Africa Investments’ portfolio.
In this way the establishments will still operate at their normal
occupancies from general tourism, as the 30% allocated to Tortilis
Africa would generally be unutilised bed-nights. |
| The Tortilis Africa Investments portfolio will include unique,
luxury establishments across Southern Africa including Namibia, Zambia,
Botswana, Mozambique, Zimbabwe and South Africa. The Tortilis Africa
Investments portfolio will enable Tortilis Africa Leisure to offer up to
3000 memberships. As the portfolio grows, Tortilis Africa can offer
Investors and Members access to a greater and more diverse range of
Investment and Participating Lodges within the portfolio. |

- Purchase a membership in Tortilis Africa Leisure.
